Low Inventory in Scottsdale and Paradise Valley
As we enter a New Year the Scottsdale and Paradise Valley real estate season heats up. It happens every year but this year we are seeing very low inventory in Scottsdale and Paradise Valley. With more buyers coming into the market during this time of the year it is becoming harder and harder to find homes to buy or even to view.
Scottsdale and Paradise Valley have seen their share of depressed home prices and foreclosures, however they are becoming fewer and fewer, which is great! Even the media is beginning to report on it, as seen in this article titled “Phoenix area housing may be on the mend“.
With the low inventory in Scottsdale and Paradise Valley what I have been doing more and more for clients is trying to contact homeowner that do not have their property on the market to see if they are interested in selling. All of this because we can not find something, already on the market, that they like.
To me this is a HUGE sign, prices will begin to creep in the direction sellers want to see, up. Don’t get me wrong, we will not see a large price jump as in the years past but we have already seen some sustained stability and now we are beginning to see some small price increases. I caution sellers though, do not get ahead of yourselves, price is of the utmost importance right now. The low inventory in Scottsdale and Paradise Valley will help to get your values back but remain realistic about it, it can make the difference between getting your home sold quickly at a higher price.
Bottom line, for those sellers that have been waiting to put their homes on the market… the timing is perfect! But make sure you are getting the right advice about pricing and you could be able to net more in a shorter amount of time, rather than “test the market” with a price that is too high.
